According to the Coloradoan, a handful of small businesses in the South College area of Fort Collins could be displaced if a new student housing project is approved by the city. 

The proposed construction would take place just north of the Whole Foods Market in midtown Fort Collins and would be a five story student housing complex. 299 units would be available in the new space.

Plans show that the new housing complex would displace the following small businesses in that area:

  • Once Again Thrift Store
  • Rocky Mountain Recumbents
  • Philomusica
  • Storage Units in the vicinity

Other businesses could also be affected by the new student housing, which is tentatively called Spring Creek Station. The story in the Coloradoan includes that the structure will also include a six-story parking garage and 15,000 square feet of retail space. It could also include three interior courtyards, a pool, clubhouse, yoga studio, cyber cafe, and study rooms.

There would also be 544 parking spaces for students and 30 spaces for the retail spaces. Since the housing would be situated next to the MAX Transit line, developers can construct fewer parking spaces than other areas in the city.

The project still needs to be approved by the Fort Collins Planning and Zoning Board, but developers of the plan hope to start construction in the Fall of 2016 with it ready to be moved into by students in August 2018.
